But this shouldn’t be a stressful experience; as your agent, it’s my job to guide you through this process, carefully weighing market conditions, neighborhood comparables and those subtle qualities that make your home special. Buying a home is a subjective experience; what’s right for buyer won’t work for another. Working together to make your home ready for sale is the first step in the process.
We start with communication, and by this, I mean a method and frequency that works best for you. And when you need to reach me, I’m available, seven days a week evenings as well, and this means not only during the planning stage, but right through escrow and beyond.
To fix it up or not to fix it up? That is the question. Will a good, stiff cleaning of a few days be enough, or should you go a step further and think about painting? Maybe even consider staging the home? And sometimes the home is just right the way it is. Whatever the course you ultimately take, I’ll be able to advise you on how to maximize the value of your home.
Know the Market and price it right. Know the County and everything about it that will help you sell and price your home; this includes schools, neighborhoods, weather and proximity to recreation, to name but a few of the factors that will affect the desirability of your home.
Listing your home with me will get your home on more than 20 websites worldwide, as well as a posting on my own website. Don’t underestimate the effectiveness of the Internet; we’re approaching the point where over 80% of Buyers will do some form of window shopping over the web. We’ll take advantage of it.
Just as with Buyers, there are negotiations. If negotiations become a necessity, I’ll work to insure you get the best price possible, from the initial offer and in the often critical phase of secondary negations for the Inspection Contingency Removal. Understanding the contract is essential, and knowing from both the Seller and Buyer sides puts me in a position to anticipate and counter any proposals by the buyer that might put you at a disadvantage.
